Buying a new home is an exhilarating experience, especially when you choose to build from the ground up.
As your Realtor, we are there every step of this experience to help you find a builder and serve as your advocate throughout the building process.
Choosing a builder is a crucial first step in the process. Does the builder have a good reputation for quality? In these economic times, it is also important to know if the builder is sound financially. What kind of service can you expect after the home is complete?
It is often tempting to drive around and stop in to see model homes. Remember, the model home salesperson's job is to represent the builder. It is all right to ask questions and gain information, but try to keep personal details and impressions about the builder to yourself so that it will not impact our ability to negotiate with the builder. Be sure to give the salesperson our card when you meet them and let them know you will be represented by a Realtor.
Even though you are just beginning your life in a new home, our job as Realtors is to point out the features in a new home that will add to its value when it is time to sell a home. We will advise you on floorplan features, what upgrades are worth spending for, classic colors and design choices, and how to pick the right lot.
Many times builders are negotiable on their ask prices, especially with an inventory or "spec" home. Once a home is finished, the home costs the builder money. This situation may allow us to add upgrades or ask for a reduced sales price depending on your priorities. Often it is more feasible to get a builder to add a feature since they already have the labor and material resources.
New construction inspectors are essential for ensuring that your home is constructed properly. In addition to inspections, builder walk-throughs ensure that your home is in top move-in condition. As Reators, we work on your behalf to make sure builders complete inspection items and attend walk-throughs so you have an experienced set of eyes looking for necessary adjustments.
